Sunset Falls Community Spotlight, Waynesville NC

On a recent visit to Sunset Falls, we traveled West on I-40, just 30 minutes from Asheville, to the charming town of Waynesville. With a population of 9400 residents, Waynesville is a quaint but sophisticated Western North Carolina town located in Haywood County at an elevation of 2,746 ft.  Waynesville is blessed with an ideal year-round climate, beautiful mountain scenery and warm Southern hospitality. Waynesville has been recognized by various publications as a “low-cost Eden,” best undiscovered town”, “best Main Street town”, and“best small mountain town”. Located on the eastern rim of Great Smoky Mountains National Park, Waynesville is bordered by the Pisgah National Forest and the Harmon Wildlife Refuge. This area offers absolutely everything an outdoors enthusiast could desire. Mountain trails dotted with wildflowers abound. There are dozens of places to put in a raft or kayak, or to cast a line for trout. And nearby Sliding Rock was a natural waterslide long before theme parks borrowed the idea.

Golfers will find seven courses to choose from. And for those who consider shopping to be an outdoor adventure, try popping in and out of the art galleries and eclectic shops along the charming Main Street.

The Haywood Arts Regional Theater brings rounds of applause. Residents turn out for weekly street dances during the summer and to visit with friends and sample the produce at the twice-weekly farmers market. Local festivals include the Ramp Festival in May, Folkmoot USA in July and the Apple Harvest Festival in October.

If you’re looking for a full-blown country club lifestyle, chock full of amenities and programmed activities, then Sunset Falls is, quite frankly, not for you.

But, if you are looking for upscale living at your own pace in a stunning setting of the Western Carolina landscape, then Sunset Falls may appeal to your independent spirit and your appreciation for natural beauty and understated elegance.

At Sunset Falls, your investment is directly in your home or home site and a quality setting, rather than club amenities you may not desire.  The focus here is on natural amenities that include a lush forest canopy, granite boulders, outcroppings and cliffs, abundant, native wildlife, and, naturally, the value of the sunsets cannot be overstated.

In touring the community, we found no shortage of ways to enjoy outdoor recreation at and around Sunset Falls.  There are miles of trails for hiking and mountain biking within the community and just outside the gates every recreational opportunity imaginable is within reach:  golf, tennis, skiing, equestrian activities, whitewater rafting, fly-fishing, you name it. The lights from the Cataloochee ski runs can actually be seen at night from many of the home sites at Sunset Falls.

During our visit we had the opportunity to meet residentCraig Brumfield, who recently completed their home and moved in a little more than a year ago. He chose Sunset Falls initially to build a second home, and now finds he rarely wants to return to his primary home in Miami.

“One of the things that drew us to Sunset Falls was the overwhelming feeling that we had landed in the middle of this amazingly beautiful, natural, peaceful mountain scene. Yet, with the town of Waynesville and the city of Asheville so close, we have everything we want and need, and return to tranquility in about 20 minutes. Try doing that in Miami!”

Home sites range from 1.3 to 4.5 acres in Phase I. Priced from $79,900 to $189,900.

Home sites in Phase II are all in excess of 10 acres. Priced from $199,900 to $399,900.

Home/lot packages in Phase I are currently priced from the mid $300s to $1.1 million.
