Sunset Falls at Bald Creek is a new community nestled in the Blue Ridge Mountains of Haywood County, just west of Asheville. It is located in the pastoral farming village of the Crabtree Community, 15 minutes from Waynesville and 30 minutes from Asheville. Waynesville has been recognized by various publications in top lists for “Best Undiscovered Town”, “Best Main Street Town”, “Best Small Town” and “Best Mountain Town”. The Sunset Falls community is a total of 300 acres divided into two 150-acre phases situated between 3,200 and 4,300 feet in elevation. Phase I is comprised of 51 home sites ranging in size from 1.2 to 4.5 acres, with an average size of 2.3 acres.

Home site pricing currently ranges from $99,000 to $189,000. “Home and Home Site Packages” are available from $369,000. Sunset Falls’ Architectural Review Board works closely with the community’s clientele to ensure that each home makes generous use of the natural stone and wood that is reflective of the mountain architectural theme outlined in the Design Guidelines. As of the summer of ’10, three custom homes have been completed by Sunset Falls’ clients, ranging in size from 3,225 sf to over 4,000 sf. All three of the residences are excellent examples of the rustic yet elegant charm for which Sunset Falls is known. It should be noted that the developer has established a close working relationship with a strong group of architects and builders to ease the concerns of the clients who may reside out of the area.

Though a new community, Sunset Falls is fully developed, with the entire infrastructure complete including power, phone, paved roadways, and four large timber vehicular bridges. Completed amenities include entrance signage and entrance features, greeter’s cottage and central mail facility, stone columns supporting access-controlled security gates, two miles of hiking and nature trails with trail shelters in Phase I and another three miles of original logging trails in Phase II that are not only open for hiking and mountain biking but four-wheeling as well. All 51 home sites in Phase I are fully platted and fully approved for septic and drain field facilities on each and every home site. Five wells have been drilled to date, with all five producing more than acceptable flows of water, with one generating a flow of 60 gpm!

Sunset Falls’ greatest asset is the incredible long-range and mid-range mountain views from almost every home site in both Phases. Haywood County features 18 mountain peaks exceeding 6,000 feet in elevation, more than any other county east of the Mississippi River. Sunset Falls is situated at the eastern border of the county, with the entire mountain’s orientation to the west/southwest, affording magnificent, long-range panoramic views of those peaks. Its second greatest asset is its close proximity to virtually every outdoor sport that makes the Western North Carolina region so attractive. Rafting, kayaking, fly-fishing, mountain biking, ballooning, golf, tennis, the Blue Ridge Parkway and the Appalachian Trail are all within minutes of Sunset Falls.
